In 2025, Applied Digital broke ground on its $3 billion Polaris Forge 2 Campus in Harwood, North Dakota, helping position the state as a national leader in AI infrastructure. Designed to deliver 280 MW of capacity with room for future expansion, the AI factory is scheduled to begin initial operations in 2026 and reach full capacity in early 2027. In October 2025, Applied Digital further strengthened the project's significance by announcing a $5 billion long-term AI factory lease with a U.S.-based investment-grade hyperscaler.

As construction accelerated, Mobile Modular delivered the temporary office space needed to keep one of the nation's most ambitious data center projects moving forward—even in one of the harshest winter environments.

Customer profile

Applied Digital is a designer, builder, and operator of next-generation digital infrastructure supporting high-performance computing (HPC) and artificial intelligence (AI) workloads. Its Polaris Forge campus in Harwood, North Dakota, represents a major investment in expanding U.S. AI infrastructure and creating the capacity needed to support hyperscale computing.

The Challenge

The Polaris Forge site presented unique logistical challenges from day one. The project began on undeveloped farmland where no permanent infrastructure existed.

Construction teams needed functional office space before utilities were available, requiring buildings to operate without running water, electrical service, or sewer connections. Mobile Modular delivered and installed buildings powered by generators while crews worked in sustained sub-zero temperatures and severe winter conditions.

At the same time, the project required an aggressive deployment schedule for a large number of modular buildings — placing significant demands on transportation, installation, and coordination.

The Solution

Mobile Modular partnered closely with Applied Digital to provide reliable, fully functional temporary office space that supported daily project operations throughout the early phases of construction.

Working from the Williston, North Dakota branch, the team successfully coordinated the delivery and installation of 85 modular building floors in just two months, despite extreme winter weather and limited local resources.

To ensure uninterrupted operations, Mobile Modular collaborated with trusted partners to overcome environmental challenges:

  • Road Masters coordinated transportation and deliveries on an accelerated schedule.
  • Ready2Go Tanks supplied temporary wastewater solutions designed to prevent holding tanks from freezing during prolonged sub-zero temperatures.
  • Horwitz insulated utility connections to ensure reliable performance throughout the installation process.

Throughout the project, Mobile Modular maintained constant communication with the customer, proactively addressing questions, confirming requirements, and ensuring every phase met expectations.

The Outcome

Despite harsh winter conditions and the complexity of building infrastructure from the ground up, Mobile Modular successfully delivered office space that enabled Applied Digital's construction teams to remain productive from the earliest stages of the project.

The successful deployment demonstrated Mobile Modular's ability to execute large-scale projects regardless of location, weather, or infrastructure limitations.

As part of the larger $6 million City of Tracy project, Mobile Modular demonstrated flexibility and coordination while working alongside multiple public agencies and contractors throughout the development process.
