Our Modular Office Building Construction Process
Mobile Modular can coordinate the agreed project scope from early planning through delivery and installation. Design, permitting, site preparation, manufacturing, and installation are planned as connected workstreams, with responsibilities established for each phase.
1. Design and Engineering
Design starts with how the space will be used. We evaluate staffing, private and shared work areas, customer access, meetings, storage, support spaces, finishes, budget, and the target occupancy date to develop a practical building plan.
2. Permits and Site Work
Foundations, utilities, drainage, permits, and delivery access should be developed alongside the building design. Early coordination helps account for parking, active operations, vehicle circulation, and the equipment required for installation.
3. Factory Build
The building is manufactured in a controlled indoor environment using defined quality checks and inspection processes. Factory progress is coordinated with site readiness to support an efficient transition to delivery and installation.
4. Delivery and Installation
The modules are transported to the site, set on the foundation, connected, and completed in place. Final utility work, inspections, finishes, and move-in requirements are coordinated with your team before occupancy.

After many challenges – a project site change after full package approvals by the City, complete redesign to the new site, hazardous material findings, as well as numerous other City required changes and delays – JEL Management/Mobile Modular (the Team) was able to deliver a substantially complete building for occupancy to the Agency, with very minor punch list items and a strict plan to address them.
