Building Up Instead of Out to Meet Growing Classroom Needs
PROJECT PROFILE
Customer: St. Johns County School District – Tocoi Creek High School
Location: St. Augustine, Florida
Industry: Education
Project Type: Two-Story Modular Classroom Complex
Supporting Student Growth with Flexible Modular Classrooms
St. Johns County School District serves one of Florida’s rapidly growing communities, creating an ongoing need for additional educational space. At Tocoi Creek High School, increasing enrollment required the district to add classroom capacity while preserving limited campus space and minimizing disruption to students and staff.
Mobile Modular provided an innovative two-story modular solution that allowed the school to expand vertically rather than outward.
The Challenge
Rapid enrollment growth created an immediate need for additional classroom space at Tocoi Creek High School. However, available campus space was limited, and a traditional single-story portable classroom solution would have required a larger footprint and reduced valuable outdoor and circulation areas.
The district needed a solution that could:
- Add meaningful classroom capacity within a constrained campus footprint.
- Preserve outdoor space and existing campus circulation.
- Be delivered faster than conventional construction.
- Minimize disruption to an active school campus
- Provide safe, ADA-compliant access to all classrooms.
- Meet Florida’s demanding wind and weather requirements.
- Give the district flexibility as future enrollment needs change.
The challenge was not simply finding more space—it was finding a smarter way to use the space already available.
The Solution
Mobile Modular partnered with St. Johns County School District to develop a two-story classroom complex using the Eco II Xpand™ modular building platform.
By building vertically, Mobile Modular increased instructional space within a compact footprint while helping preserve valuable campus property.
The complete solution incorporated:
- Six classrooms within a two-story modular complex.
- Elevated walkways and stair systems.
- An ADA-compliant vertical platform lift.
- Covered canopy systems.
- Pre-engineered access and foundation solutions.
- Coordinated site and circulation planning.
The building and supporting access systems were planned as one integrated solution, helping the new classrooms function as a natural extension of the existing campus.
The modular approach also allowed much of the building construction to occur away from the school site, helping reduce on-site disruption and accelerate installation.
The Results
The completed Tocoi Creek High School expansion demonstrates how vertical modular construction can help school districts address growing enrollment without sacrificing valuable campus space.
Maximized Campus Space
The two-story configuration concentrated six classrooms within a smaller footprint than a comparable single-story solution, helping preserve outdoor areas and existing campus circulation.
Faster Classroom Expansion
Factory-built modular construction and streamlined site installation helped the district respond to classroom needs more quickly than traditional site-built construction.
Accessible by Design
An integrated ADA lift, elevated walkways and stair systems provide convenient access to both levels while reducing the need for extensive ramp systems.
Built for Florida Conditions
The facility incorporates durable materials, high-performance insulation and structural engineering designed for Florida’s demanding environmental and wind conditions.
Quality Learning Environments
Bright, comfortable classrooms feature modern HVAC systems, programmable controls and quality interior finishes designed to support students and teachers.
A Flexible Approach to School Growth
For Tocoi Creek High School, expanding upward provided an innovative way to address immediate classroom needs while protecting the campus space required for students, activities and future growth.
The project demonstrates how modular construction can provide school districts with a faster, flexible and space-efficient approach to facility expansion—without compromising accessibility, functionality or the learning environment.
