Our modular building experts highly recommend that you contact your local building and planning department to understand site specific requirements to fulfill fire, waste, water and electrical permits, and other potential needs that should be addressed prior to securing a modular building. This step is critical in understanding the full scope and expense of the project, as well as ensuring that all inspections are passed to allow the building to be occupied without delay.

The building code requirements and the customer's comfort level with specific sizes of work or activity space are the most important items to consider when determining an appropriate building size. There are some standard square footage guidelines for different building uses listed below that can assist you in determining an approximate building size. For specific occupancy requirements, please refer to the International Building Code (IBC) for details about building type, use and occupancy load factor based off type of occupancy.

  • 100 sq. ft. per person in an office environment
  • 20 sq. ft. per person in a classroom environment
  • 35 sq. ft. per person in a child care environment
  • 7 sq. ft. per person in a concentrated use assembly area
